Probate and Estate Property Sales
Executors carry a duty to the estate and to the beneficiaries, and selling the house is usually the largest single decision in that job. It has to be defensible, documented, and done without the estate funding a renovation.
Why executors consider a direct sale
It removes showings, staging and the cost of getting a property listing-ready — expenses the estate would have to carry before any money comes back in. It also gives a defined date rather than an open-ended marketing period.
Timing around probate
In Ontario this is the certificate of appointment of estate trustee; in Alberta it is a grant of probate or administration. Until that is granted, title generally cannot transfer. We plan around the date your lawyer expects.
What we do not do
We do not pressure executors, we do not ask for exclusivity before you have taken advice, and we say plainly when listing on the open market is likely to serve the estate better.

How it works
Know what comes next.
Three straightforward stages, with no pressure at any point along the way.
- 01
Tell us about the property
Share the address, how to reach you, and a short set of details about the home — including anything that needs work.
- 02
Talk through the details
We review what you sent and may follow up with questions. Not every property is one we can make an offer on — if it is a fit, we explain the terms clearly.
- 03
Choose your next step
Take the time you need. If you decide to move ahead, the closing date and remaining details are agreed together as part of the sale.

Questions people ask
- Do you work with lawyers acting for an estate?
- Yes. Most estate sales run through the lawyer, and we are happy for all documents to go through them.
- Will you wait for probate?
- Yes, where the timeline is realistic. Tell us what your lawyer expects and we will be honest about whether it works.
- Does the estate pay commission?
- No commission is payable to Renvo. The estate still has its own legal fees and any payout on a mortgage.
