Selling a House With Tenants in Place
A tenanted house is harder to list. Showings need notice, tenants have no reason to help, and buyers who want to move in themselves are put off by an occupied property. None of that stops a direct sale.
The tenancy comes with the house
In both Ontario and Alberta a tenancy generally continues when a property changes hands. A new owner inherits the lease and the rules that go with it. We treat that as a fact of the purchase, not something you must resolve first.
What we ask about
The rent, whether the lease is fixed-term or month-to-month, the state of the rent account, and how access for a single visit can be arranged with proper notice.
What we will not ask you to do
We will not ask you to evict anyone to make a sale possible. Ending a tenancy is governed by provincial law and is not something to be arranged for a purchaser's convenience.
Want to know what Renvo could offer?
Start with the property address and a phone number — the rest is optional.
How it works
Know what comes next.
Three straightforward stages, with no pressure at any point along the way.
- 01
Tell us about the property
Share the address, how to reach you, and a short set of details about the home — including anything that needs work.
- 02
Talk through the details
We review what you sent and may follow up with questions. Not every property is one we can make an offer on — if it is a fit, we explain the terms clearly.
- 03
Choose your next step
Take the time you need. If you decide to move ahead, the closing date and remaining details are agreed together as part of the sale.

Questions people ask
- Do the tenants have to leave before you buy?
- No. We consider properties with tenants in place, and the tenancy continues under provincial law.
- What if the tenant is behind on rent?
- Tell us. Arrears affect the review but do not automatically rule the property out.
- Will you need to see inside?
- Usually one visit, arranged with proper notice to the tenant.
